Top Signs Your Garage Door Needs to be Repaired

While many homeowners have no problem calling a garage door repair man on a door that is not working, some homeowners ignore more subtle signs that point to a door needing to be repaired. Unfortunately, by ignoring these signs homeowners are more likely to experience a serious problem later with a door that fails to work at all.

Below are some of the most common signs that a garage door needs to be repaired. A garage door repair company can solve any of these problems right away so that you avoid having to do major repairs later that are more expensive and take more time.

1. Does Your Door Not Fully Close?

When your door does not close all the way it can point to a simple problem such as needing to remove an obstruction by the door. Most garage doors have sensors that cause them to automatically open if there is an obstruction. This is a safety precaution so that the door does not hurt small children, pets, or cause damage to your car.

However, if you do not see an obstruction then it could be that the sensors are broken in the garage door. Another possibility is that the garage door cables have become broken or damaged. If you experience any of these symptoms you should call a local Orlando garage door repair company right away.

2. Does Your Door Squeak When It Opens or Closes?

A squeaky door often requires lubricants near the doors hinges, bearings, rollers, cables, or pulleys. While some people can easily apply lubricant on their own, it is important not to do so if you believe the problem goes beyond simple lubrication. While it seems like a small job a garage door repair company can easily come in to lubricate and maintain your door if you are not confident in doing it yourself.

3. Does Your Door Make Noises When It Opens And Closes?

Garage doors can sometimes make scraping or grinding noises when you try to open or close them. Noises such as these can mean any number of things including problems with the cables, rollers, springs, or an uneven reinforcement. Unfortunately, it is difficult to make an assessment on a noisy garage door yourself so you should always call a professional to diagnose this type of problem.

4. Does Your Door Move Slowly?

While a garage door should never move too fast it can become a problem when the door moves too slowly. A door that moves slowly can signal that the springs in the door need to be replaced. Springs that need replacing should be changed immediately because over time they could end up damaging the door further until the door stops working at all.

5. Are There Any Cracks or Damaged Areas on Your Door?

Cracks and damages in the door should also be fixed quickly. Not only can cracks lead to security issues but if the crack or damage becomes worse it can lead to the entire door system becoming damaged. Think of a crack in your windshield. You understand that a windshield crack needs to be fixed right away so that the crack does not spread and break the entire window. The same is true of a garage door.

If you experience any of the above signs it could mean that your garage needs to be repaired. It is better to repair a door sooner rather than later because overtime the door could breakdown further and end up costing you a lot more money to fix. Monitor your garage door closely and if you come across any signs of disrepair call your local technician right away.

Guide to Garage Door Maintenance

If your garage door and opener looks okay but it’s still giving your problems, like making excessive noise, struggling to open or close all the way, or having trouble staying open when it’s in the half way position, there are several things you can try, to fix the problem on your own.

How to Keep your Garage Door Quiet

A noisy garage door doesn’t always mean a broken garage door, it’s very likely that all that’s needed is careful inspection and a few minor maintenance steps for your garage door to return to normal.

Stop Vibrations By Tightening Loose Areas

Whenever a garage door is used, vibrations occur. These vibrations can in turn cause screws to loosen throughout the entire garage door system, and contribute to increased noise during function. A few of the most common areas to check and tighten are:

  • The ratchets connecting the garage door panels
  • The roller’s brackets which need to be tightened with an open ended wrench or ratchet

Garage Door Maintenance

Lubricate On A Regular Basis

Rust and a lack of adequate lubrication can also create noisy garage door operation. To prevent this, it’s advisable to use a lubricant specially designed for garage doors on each of your garage doors system’s moving parts at least 2 or 3 times a year at 4 to 6 month intervals.

Be sure to use your garage door manual as a guide to which areas need lubrication. Wipe away any old grease, then apply fresh lubricant. Make sure to remove any extra lubricant or grease to avoid the risk of lubricant dripping or spilling onto anything inappropriate.

Note of caution: Don’t use a regular machine grease such as WD40 or anything with a weight heavier than 10W because if used it can create a build up of dirt and dust that may lead to door and/or opener failure. Instead apply a GDL (garage door lubricant), white grease (Lubriplate) or any other light weight oil of 10w or less. Solution Garage Doors in Montreal works diligently to repair and maintain all types of garage doors

Typical garage door lubrication areas:

  1. Steel rollers (don’t lubricate poly rollers)
  2. Roller stems
  3. All pivoting portions of the garage door hinge
  4. The springs (once the door has been lowered)
  5. The bearings in the end fixture area through which the torsion spring’s tube goes

You may also have to lubricate these areas of your garage door opener as well:

Typical garage door opener lubrication areas:

  1. Front idler sprocket located around the springs
  2. The top of the opener’s rear sprocket
  3. Screw or chain drive area (may require the use of white operator grease depending on manufacturer’s recommendations)

Testing and Adjusting your Garage Door Opener Tension

If your garage door isn’t holding up at the half way position or it’s coming down too heavily, the tension may be the cause. An incorrect tension level can lead to serious injury and even death if neglected. Two ways to inspect and adjust your garage door’s tension are to:

  1. Put something in the path of the door such as a board or box, when the door touches the item the door should immediately rise. If it does, your door is operating safely. However, if the rising doesn’t occur immediately the tension on the door opener needs to be adjusted. Look for the garage door’s pair of switches and either increase the tension by adjusting the counter clockwise switch or decrease the tension with the clockwise switch.
  2. If you find that the tension still needs correction, the next step is to pull the disconnect switch (it’ll be red) to disengage the opener. Then manually lift the door to check the tension again. If the door is easy to lift and it’s able to hold itself up at the half way point the tension is correct. If the tension still needs adjustment close the garage door and continue the process.

If your garage door has it’s tension spring positioned on an arm located above the garage door, the pulley’s set screws will need adjusting. In this case you’ll need to make adjustments with the door in a fully open position to make sure the springs aren’t under any tension. However, for safety purposes be sure to clamp a block or board into the roller to keep the garage door from coming down unexpectedly. Release the cable drum screws’ tension, then increase the tension by tightening the tension spring.

This needs to be carried out on both sides, making sure not to tighten by more than 1/2 a turn on each side at a time. After each turn, tighten the screws as well and follow by checking to see if the door can then hold a half way position. If it can hold this position, the tension is perfect.

Garage Door Failure Causes and Their DIY Fixes

If you’re short of time, you may want to check through this quick list of problems and their solutions that you can implement on your own before giving us a call.

If a garage door is giving you problems going down, coming up or staying at it’s halfway point, then:

  1. See if the remote needs fresh batteries.
  2. See if the safety sensors (eyes) on your garage door are working properly. Probably located near the ground on each side of the garage door, one eye will usually emit a green beam and the other will emit a red beam. Make sure there isn’t anything blocking these ‘eyes’ and check to see if they’re in proper alignment. If miss-aligned, align correctly so they face each other than tighten the ratchets that hold them in place. Also clear away anything that’s blocking the eyes.
  3. Check see if your garage door and opener are getting adequate power by inspecting the cables making sure they aren’t frayed or damaged and also if the circuit breaker has been tripped.
  4. Check your garage door opener’s up limit switch position. Also inspect the other limit switch as both of these manage the force your garage door opener uses to open and close the garage door.
  5. Check and tighten the screws on all the hardware connecting the garage door to it’s opener. Use eventually loosens these screws over time and should be inspected and tightened regularly.
  6. The position of the rail’s micro switch needs to be correct otherwise the door may not open or close like it should. In this case, try sliding it up or downward into the right position till your garage door closes and opens normally.

5 Simple Tips to Use Garage Space More Efficiently

Your garage may be among the most valuable storage spaces you own. Many attics are cumbersome to navigate and actually unsafe to do so. Most families, particularly ones with teenagers, use their basements for recreational purposes and even guest rooms. Some people may manage to cultivate functional workspaces and studios in these parts of their home, and can apply those same ideas to their garages if it suits them. But usually, the garage is that “take-all” part of the house.

Our garages are able to accommodate a variety of home overflow as well as essential items we use for car repair, yard maintenance and home construction projects. A garage can give you the ideal landing spot for seasonal items you may only need for a few months or food and beverages you buy in bulk. You may even have boxes of important files stored in the chaos. A garage is a priceless asset for any homeowner who wants to keep their living space functional, clean and clutter-free.

For it to operate as such, you must organize your garage. No matter if you have a one-car or four-car garage, this takes versatility of approach and carefulness in planning. Most homeowners do not have Nate Berkus on speed dial, so they are often at a loss on how to even begin a garage makeover. With a weekend set aside and the 5 Simple Tips we recommend here, you will be on your way to maximizing this space outside your home and using it more effectively.

Garage Space

Idea 1: Categorize Its Contents

Many people leave their garages unorganized because they have no clue what all is actually inside. You have to get a firm handle on its contents before you can organize your garage. Spend a day with a notebook, index cards and sticky notes to document the holdings in your garage as if you are its librarian. Generally, the content in most people’s garages falls into the following categories.

  • Car repair parts and supplies (jacks, tires, oil, wax, booster cables, etc…)
  • Appliances and hardware (electric generator, ladders, deep freezer, etc…)
  • Toys and games (bikes, outgrown toys, housekeeping play sets, scooters, etc…)
  • Sporting equipment (golf clubs, tennis rackets, balls, fishing poles, etc…)
  • Lawn care (mulch, fertilizer, lawnmowers, rakes, shovels, wheelbarrows, etc…)
  • Seasonal supplies (leaf blowers, de-icing salt, fireplace wood, grills, etc…)
  • Odds and ends (paint, piping, tools, papers, manila folders, bag of clothes, etc…)
  • Food and household (water bottle packs, extra soda, dry goods, trash bags, etc…)

Idea 2: Donate, Trash or Giveaway

There is little point to organize your garage if unnecessary items remain. After all the work you must do to organize your garage, it could all go to waste within a few weeks or months if you hold on to contents which serve little use to you and your household. If you were a beauty school student two decades ago and you still have your practice chair (with the helmet hair dryer attached), plan to donate it to a local beauty school or recycling center.

If your adult children no longer live at home but you still have their old disassembled swing set, drive its pieces to the Salvation Army for another family with small children to use. If you have been meaning to take several years of outdated clothes to a church or shelter, now is the time. Shred papers you no longer need and toss items in ill-repair into the trash. Make up your mind on what to discard, and stick to it.

After you have gotten a handle on the contents of your garage, you should create sections or piles within it to account for every item you intend to keep and what category it falls into. If the weather permits, park your vehicle(s) in the driveway or on the street as you decide what to do with your garage’s many things. Initially, this step in the process may make your garage look more chaotic than it did before. But be patient. If you have left your garage unattended for several years, it will not come together overnight.

Idea 3: Mark Your Territories

Just as you would not plant root vegetables in the same garden plot and manner as you would your tomatoes, you should not store all of your garage holdings in a haphazard fashion. It is imperative for you to have a keen sense of how to find everything afterwards. When you organize your garage, maximize at least one entire wall within it to place the heaviest items and then work from there.

Designate a section of floor space for heavy, bulky items such as the lawn mower and extra fridge. To stack boxes and crates, use the corners against the house and away from the garage door (to avoid damage or malfunction to the door). Be sure to choose a remote spot for flammable chemicals such as propane gas, car oil or lighter fluid. Plan to hook lighter items far up along walls.

Idea 4: Select a Variety of Panels, Hooks and Shelving

Ultimately, you will be the one who decides just how far you want to go when you organize your garage. In the process, you may decide you want to invest in new cabinetry and pantries. But property owners have a variety of budget-friendly and self-assembling options to add wall panels, hooks and shelves to their garages. Steel, plastic/resin and wire are the most typical materials used in garage shelving. Superstore retailers like Kmart and Walmart offer many choices for garage panels and shelving in their home sections. Ikea is a place to start if you have time to assemble steel and even wood storage yourself.

For the most overcrowded garages, specialty items such as ceiling-mounted shelves may be obtained at Home Depot and also carry installation for an added price. If you are on a budget, simple bricks in between 2 x 4 wood planks make for very sturdy and high-reaching storage. Rubbermaid containers, milk crates, Bankers Boxes and envelope or postage-size address labels also help you organize your garage.

Idea 5: Label Your Sections

Nothing makes an idea or goal more concrete than putting it in writing. If you have signs around your garage to direct you after you organize your garage, you will be less likely to throw a wrench in a milk crate where the flowerpots and seeds belong. After you have put in the physical labor to organize your garage, cement the project with 8 x 11 signs, preferably printed on bright paper and laminated at your local Kinko’s or other office center. Make sure that you print signs in the largest font possible for easy viewing and quick direction.

Skip double-sided tape or other adhesives to hang them and instead use thumbtacks or picture-hanging kits; if you ever move things around, you do not want torn signs due to tough removal. If you have separated the contents of your garage less according to type and more according to family usage, get your family involved in decorating their own signs. The kids might prefer stars and smiley faces above their section for toys, and store inserts in the newspaper could provide many clippings to give a collaged border to signs for “Food and Beverages” or “Garden and Lawn.”

With our 5 Simple Ideas, you can organize your garage no matter what state it is in now.
