5 Ways of Increasing the Lifespan of a Roof

Homes and commercial buildings have roofs for a wide variety of reasons. These include aesthetics as well as protection of the structure and its contents, as well as the people who are inside. In order to accomplish these goals, most people try to hire the best qualified and experienced roofers that they can afford and have access to. This comes at a price, however, often a substantial price.

For this reason, it makes sense to do everything that can be done to increase the lifespan of a roof. What follows are some suggestions for not only increasing that lifespan but for doing so economically and efficiently.

how long does a roof last

1. Select Quality Roofing Materials

When you ensure that the materials that a roofer is using are top quality, it’s understandable that they would last longer than the average. Admittedly, this is a subject that most laypeople would not know, but if you know that your roofer is a reputable one, you shouldn’t have trouble getting an honest answer to your questions regarding this.

2. Quality Roofers

Another reason for insisting that the roofer who builds or repairs your roof is reputable is the fact that chances are good that the roof he builds will be one that is well built. Simply put, good roofers use proven techniques that result in quality roofs that stand the test of time.

3. Painting

Put simply, rust can significantly lessen the lifespan of a roof. One of the most important services that a good roofer will perform is the painting of iron sheets that are used and prevent their contact with air and water. Unpainted roofs require replacement much more often than those that are painted.

4. Building in Open Spaces

Rainwater contains corrosive acids that can destroy roofing materials. Further, water contains oxygen as well as hydrogen, both factors that react to metal in the form of rust. Rust is just like a cancer in that it will spread if left untreated. Left untreated, rust will lead to holes in a roof. This prompts for regular repairs.

Admittedly, there isn’t much you can do to prevent rainwater from hitting your roof, but when it comes to trees and other forces that can hold water and keep a roof wet, there is plenty that can be done. This includes keeping trees trimmed and away from the roof of your home or other structure.

5. Design

Pitched roofs minimize the chances that water can accumulate on the surface of a roof, thus preventing much of the damage that can be caused by water. A pitched roof minimizes the amount of time that water will remain on a surface and cause damage. This is one distinct advantage of pitched roofs over flat roofs.

Needless to say, people cannot survive without the protection that is provided by the roof of their homes and buildings. Roofs are essential in promoting the proper function of a home or other structure, regardless of whether they are in a rural or urban environment. This is why it is so important that regardless of the conditions, a roof be built and maintained properly.

You can use a mold removal cleaner to remove what’s already formed then attach the zinc strips once you’ve cleaned the area with the mold removal. These are especially made for this purpose.

Keep Those Gutters Clean and In Good Repair

Gutters do tend to get old and damaged. The heavy rain can cause damage to your gutters. Stuffed, clogged, and breaking is what happens to gutters that are either overstuffed and weather related abuse. The cracking and damaging of the tiles is what needs to be replaced along the way. Replacing them quickly will allow your roof’s to last longer. When it’s a small corner of the tile, it too can get more damaging. It’s good to know how to repair or replace individual tiles and shingles.

Replace Roof Sealants as Needed

You must check all the spots where there’s roof sealant. There could be signs of wear and tear. When it comes time to reapply fresh sealant on your roof, it probably a good idea to do it all immediately.

Replace Cracked Mortar Around Chimneys

Have A Professional Inspection of Your Roof

How to Install Roof Slates

Slate roofs are beautiful, natural and long-lasting, but like any construction job, they need to be installed correctly and by someone with experience and knowledge, to ensure a job well done that will last for many years.

Get the right slates

Picking the correct roofing slates is key to any good roofing job.  There are masses of differences in slates available, according to size, price, colour, thickness, type and manufacturing quality, so always do your homework first. Thick slates will be harder to cut, and will require more expertise to install.  Small slates take longer to install because you need more of them.  Some slates contain pyrites, which will run red stains down the roof.  So, really do get to know your roofing slates before starting on any job.

Do your homework

Installing roof slates isn’t something that you can pick up as you go along; you really need to know what you’re doing beforehand.  So, this is going to require some studying.  Whether you scour books, manuals or the internet, ‘how to’ video clips or speak to experts, get savvy on slating as much as you can.  As well as how to install slate tiles, get to grips with common problems that can occur, so you can try to avoid them as you go along.

Felt first

Install roofing felt first, to ensure water is kept out, until the roofing slates are in place.  It makes a good surface on which to chalk lines.  The roofing felt is only temporary and should not be relied on as a permanent measure to keep water out, nor should it be installed on top of the slates.

Get the right tools

It might sound obvious, but if you want to do a decent job, you’ll need the correct tools to help you. You’ll need a slate cutter, slate ripper and a slate hammer.  Roof brackets, scaffolding, ladder hooks and other equipment will also be required.

Don’t walk on the slates

Walking on the roofing slates as you’re installing them, is one of the biggest no-nos of this job.  It can cause the slates to break and fall after the roof has been installed.  Use a roof jack and planks instead.  Stage the roof properly to avoid shedding slates.

Mark your lines

To ensure accuracy and consistency, install every course of slates along a chalk line, measured from the bottom of the roof.  Get your headlaps and sidelaps right, and don’t chalk on the slates themselves.

Slate perfect

If you’re installing a new slate roof needing several pallets of slate, blend the slates by taking some from all the pallets at once, before sending them up onto the roof. Lay your starter slates back side up, to allow the edge bevel to merge flush with the edge bevel of the first course.

Nail it

Try to avoid using too much pressure when nailing the slates, as it can damage them.  At the same time, don’t under-nail them.  Thicker slates, however, can get away with drilled holes and are less likely to be damaged.  Use copper or stainless steel roofing nails for the slates, and electro-galvanised nails for the roofing felt.

Flashing material

As with other materials and equipment used for this job, make sure you use good quality flashing material.  Copper flashings or stainless steel are the best.  Sheet lead is also a good flashing material.
