When you first start considering selling your home, you may have a gut feeling about how much it has appreciated since you bought it. That gut feeling, however, is subject to a lot of forces: is the market in your area a seller’s market or a buyer’s market? Does your home need a lot of TLC or is it in move-in-ready condition? How hard are you willing to work in order to get a top-dollar offer and see it through to closing?

These questions are important, but they should be connected to some cold hard numbers, and there are at least three ways to get those numbers. Here are the ways to figure out your home’s worth using three different sources of potential pricing options.

Start With Free Algorithm Appraisals

Online, there are ways to get a free and instant home appraisal simply by visiting one of a variety of websites. These sites offer some form of the estimated value based on other recent home sales in your area and the similarity between your home and those other sales. These estimates can be either wildly off, due to something skewing the data, or quite accurate if all the relevant details about your home are available.

If you’ve done substantial work on your home since the last time it sold, or if anything major is needing repair, you should mentally adjust for these factors, since the free home appraisal sites don’t have a way to know if you’ve made these changes since it last sold. Still, these can be a jumping-off point for you to use when talking through pricing strategy.

Look Into Cash Offer Companies

Another source of more focused pricing is to look at companies that buy homes for cash. These may be big national brands or local house flippers and resale companies who are hoping to do a bit of work on your home before effectively selling it for a profit.

Because they need that profit to make their business model work, they will most likely offer you somewhat less than you could potentially get from a transaction through a real estate agent, who would look for residential or investor buyers for you.

That being said, the simplicity of the cash buy process leads many sellers to consider these lower offers as a good deal given how much less time and headaches come with the process.

The price you get from these cash offer companies is also a valuable benchmark: if the price is only a bit below the algorithm appraisals, your choice looks very different than if they are offering you a much lower price than home value estimate sites think you could command.

Talk to a Real Estate Agent About Pricing Strategy Options

When you shop around for a real estate agent, having an interview before signing up to work with them is always a good idea. While you won’t get an in-depth evaluation during the interview, you can definitely bring up your concerns about how much the home could potentially sell for and pricing strategies that are being used in your neighborhood: are people setting high prices and seeing them, or are high priced homes languishing on the market for a long time?

By getting a feel for the range in which your agent believes your home will sell, you can decide whether or not a cash offer you already considered is worth enough to skip the typical sales process. If they see a high potential payoff, however, working with a top real estate agent may be the best way for you to go.

If you want to sell your house fast, you must become up with new, unique ideas on how to attract the buyer’s attention. There are already thousands of real estate listings on the net, and the buyer will quickly scroll past yours if there isn’t anything worth stopping and taking a closer look. Of course, the price, location, and size of the house are the major factors when deciding whether to close the deal or not. However, this doesn’t mean that once the buyer filters through the wanted features, they will be left with several choices. The truth is there are going to be much more. So, how to stand out from those?

Here are some fascinating creative ideas captured with photos from staging props for homes that easily blend in the room and make it diverse, distinctive, and unique. You can have a virtual staging designer do something similar to the following ideas and put staging props for homes on the digital photo of the rooms in the house you are selling so that you can raise the interest and make it an attractive solution. Have a look.

1. Vase and Flowers

vase with white flowers

Let’s start with the most popular one. A close up of a beautiful white ceramic vase with a bouquet (fresh or artificial flowers) and blurred background of the rest of the room. Next to the vase are two smaller ornaments that complement the colour of the room. This setting gives off a very luxurious feel, and the green leaves shatter the whiteness in the room. Who wouldn’t want to sip a cup of coffee in such an environment?

2. A teapot

blue teapot on the stove

The kitchen can be a rather exciting place to stage and show the potential buyer. Make a close up of an interesting and unordinary kitchen element, in this case, a light blue ceramic teapot on an electric range that blends with and reflects the interesting set of tiles or wallpaper on the wall. In the background, you can see a white bowl with spots and a plate next to it, but they are blurred so that all the focus is put on the unusual colour of the teapot. Tea, anyone?

3. Wine on a Tray

tray with a bottle of wine

When we are still in the kitchen, let’s take a look at this idea as well. On the counter, put a wooden tray, a bottle of wine and two glasses, especially if you want couples to take notice of the house. The background is again blurred, but it captures a glance of the white cupboards, some white flowers, and three jars for keeping spices. Everybody knows that the kitchen can be the holy place of the house, especially because meals are cooked and food is enjoyed and presenting it with a luxurious feel can send positive vibes about the place.

4. Playful Wall

ornaments on a wall

Create an interesting mix of ornaments on the wall and take a picture. Depending on the style you want the place to be designed in, choose appropriate staging props for home and play with the arrangement. Or, you can use the idea in the photo: a mix of the vintage and bohemian style. Frames with artistic paintings, small pots with plants, some ornaments characteristic of the culture of the place you have visited recently, and an old camera that makes gives off the artistic vibes you have.

5. Lots of Cushions

The bedroom is a whole new world when it comes to staging and showing its potential. You must make it feel welcoming, warm, and extremely comfortable. Put a few layers of bedding on the master bed and include as many cushions and pillows as you can. Choose bold colours for the cushions and make them the screaming focal point in the room. Put a small bouquet of fresh flowers in a small pot next to the night lamp on the side nightstand. Spice things up with a tray with a cup and another bouquet of flowers put at the end of the bed. Is this room ready for a romantic encounter? Let the potential buyers guess.

A Quick Guide to Move-In and Move-Out Checklists for Rental Property Owners

Whenever you rent out a property to a new tenant or your current tenant leaves the property, you need to ensure that the residence is in good condition.

Conducting a property inspection is key for reducing your damage liability and avoiding security deposit disputes. Move-in and move-out checklists are also essential because they facilitate smooth, efficient transitions for your maintenance team and your valued customers.

This post will discuss some of the most important checkpoints and provide a printable checklist for landlords and their team.

Items to Inspect Before a Tenant Moves In

The following checklist of items can be used when inspecting a property before a tenant moves in, as well as after the resident vacates the property.

  • Appliances, (refrigerator, stove/oven, microwave, HVAC system, water heater, water softener, dishwasher, garbage disposal, vent hood, ice maker, etc.)

Inspect the following appliance components to ensure each appliance and all parts are in proper working order:

  • Fans
  • Gaskets
  • Heating Elements
  • Hoses
  • Pilot Lights
  • Plumbing
  • Racks
  • Seals
  • Supply and Drains Lines
  • Thermostat
  • Wiring
  • Other Individual Parts
  • Attached Window and Doorstops
  • Wall Mounted Guards (that protect against doorknob damage)
  • Attic and Basement Access Doors
  • Bathroom and Kitchen Faucets
  • Built-in Drawers and Cabinets (be sure to check the hardware in kitchens, bathrooms, closets and living spaces)
  • Ceiling Fans (check operations and appearance)
  • Door Paint Condition
  • Exhaust Fans
  • Fire Extinguisher
  • Fireplace Flue, Paint, and Chimney
  • Flooring and Baseboards
  • Sinks, Showers, Bathtubs, Whirlpools, Saunas (remember to check drains, strainers, hand-held wands, and other accessories, along with structural integrity. Look for chips in ceramic basins, leaks and missing tile that could allow water damage)
  • Staircase Rails, Guards, and Handrails
  • Switch Plate Covers (operations of outlets and light switches in all rooms—don’t forget the porch light and other exterior fixtures)
  • Wall Paint, Wallpaper, Trim, Molding, and Ceiling
  • Weather Stripping on Windows and Doors
  • Window and Door Operation
  • Window Glass, Sills, Frames, Screens, Blinds, Latches/Locks, and Other Hardware

Additional Rental Inspection Items to Check For

The above checklist is a fundamental starting point. Some property management companies responsible for dozens or hundreds of rental units use software that allows staff members to upload photos and notes to individual rental unit records when completing move-in and move-out inspections.

For people who plan to use this checklist for non-digitally supported inspections, it would be beneficial to expand on some areas. For example, you could add an individual list that might include the following in the kitchen section:

  • Be sure all cabinets and drawers are clean, shelves are level, and doors close properly
  • Check counters and backsplash for missing tiles
  • Clean and test garbage disposal
  • Clean door tracks, frames, knobs, handles, screens, etc.
  • Also Clean light fixtures, drawer knobs, and cabinets hinges
  • Clean windows
  • Dishwasher: clean interior/exterior, make sure all racks, baskets, and soap dispensers are in place and good repair
  • Inspect refrigerator kick plate, coils, gaskets, shelves, ice maker supply line, ice/water dispenser, interior light bulb, and filter
  • Polish chrome
  • Refrigerator: clean the interior, exterior, under the appliance
  • Repair or replace missing vinyl or flooring material as needed
  • Stove: clean, repair, or replace knobs, drip pans, vent hood, light bulbs, hood filter, the floor under the stove, and confirm burners and indicator lights are working
  • Sweep, mop, and wax the floor
  • Touch up or resurface the ceiling and walls as needed

Protect Your Rental Property Investment

Whether you choose to use a list for each room or you rearrange the above suggestions to accommodate the entire rental property, using a checklist will ensure your assets are protected, and all your bases are covered come move-in and move-out time. And, speaking of protecting your assets, remember to inspect security features in your rental such as door locks and striker plates, peepholes, and keyless entry technology to be sure your security system is working. Retrieve all keys for the rental unit and mailbox from tenants that are leaving and assign working keys and entry gate passcodes to your new tenant after locks have been rekeyed.

Each rental property is unique. A checklist for a studio apartment will not be as extensive as one for a four-bedroom single-family rental home with an outdoor pool and large deck for entertaining. This quick guide should motivate you to create your comprehensive checklist,so move-in/move-out inspections are easier and more efficient for everyone.

“Real estate cannot be lost or stolen, nor can it be carried away. Purchased with common sense, paid for in full, and managed with reasonable care, it is about the safest investment in the world.” – Franklin D. Roosevelt

When we talk about finances, you’d probably think about mortgages, bank loans, or anything that involves money. But let’s get to the point; you will never succeed in real estate investment when you don’t know how to manage your finances. Understanding and managing your finances is crucial for every homebuyer to prevent any overwhelming money issues. Whether you plan to invest in a condo in Taguig or any real estate property, it is advisable to know what you are into.

When it comes to real estate investments, the first deal may be the hardest. Not to mention, it can be daunting and challenging sometimes. That is why we list down some tips on how homebuyers can succeed with their investments.

Investment Property

1. Increase the size of your down payment

Homebuyers cannot opt for mortgage insurance since it won’t cover the investment properties. Banks want a confirmation that a buyer is committed enough to his/her purchase. It is even advisable for homebuyers to have a 20% down to secure a traditional financing for them. The higher the down payment, the better. However, if you do not have the down payment yet, you can opt to have the second mortgage on the property. The banks would allow you to borrow funds from your family and friends who are willing to help you financially.

2. Be a “Strong Borrower.”

Admittedly, borrowing money is not that simple as you think it is. There are a lot of factors that qualify you to borrow – that includes your credit score. A good credit score is an advantage for every homeowner. Banks are usually interested with borrowers who have higher than the average credit score. If you plan to borrow, make sure to monitor your credit scores since most lenders would consider the impact they have on the borrowing rate. One thing you can do to have a good credit score is to be a good borrower and pay all your previous balances.

3. Try to avoid big banks

Some of the homebuyers may be tempted to invest in the national or big banks. However, if your down payment is not big enough, investing in these banks may not be the best choice. For homebuyers, it would be much easier and faster if you consider going to a neighborhood bank for financing. Neighborhood banks are willing to invest with local homebuyers. Moreover, homebuyers can also find mortgage brokers. They have access to a wide range of loan products. But just be careful and do your research before you settle for one.

4. Utilizing your home equity

If you are already a homeowner yet you still want to invest in another property, you can use the equity you have built up to help augment strengthen your down payment. It does not matter if it is through a home equity loan or cash out financing, using your home equity may be a good option for you since this could help you borrow up to 80% of the value.

5. Inquire about owner financing

Whether you are aware of it or not, there are techniques to approach potential seller. For homebuyers, they can inquire about the owner financing. Owner financing is when the seller of a property provides a loan to the homebuyer. It is used to make the sellers skeptical of potential buyers since any could qualify for a bank loan. However, a homebuyer should approach the seller with a solid plan out with fixed terms. With this, it would help convince the seller of the viability of a plan.

6. Monitoring your debt to income ration

Keep in mind that homebuyers should pay attention to their debt to income ration, since financing an investment property also means that a homebuyer must be qualified for two houses. That means, your investment with the first property would also matter. However, purchasing the most expensive property on a particular location may be to your disadvantage when shopping for the next property. Make sure that the investment you make would not be a conflict regarding your finances.

7. Join forces

As a homebuyer, if you think you are having a hard time coming up with the down payment, you can consider sharing the burden with another investor. Perhaps, you can ask your friends or relatives to team up with you so you can share the cost of the property. You can split it with 50:50 or whichever split ration suits them better. Depending on the percentage, an investor can choose the responsibilities they want to take such as the property management and maintenance. With this, it would have a lesser burden than purchasing the property alone. Moreover, if you plan to team up, make sure you will both have a clear agreement before you decide to pursue with the investments.

8. Think outside the box

Purchasing a property is not that easy as you think it is. There are certain things to consider before you decide on what property you should buy. That means, as a homebuyer, you need to think about the things that you need to do for you to be at an advantage. Of course, you do not want to commit costly mistakes, right? For you to have the property that you want, you have to be careful with every decision that you make. This is to ensure that you will not regret any of it.

Investing in a real estate property is a great way to secure your future. However, it is up to you on how you can protect and manage your finances. If you do not have any idea on how to handle your money, then you have to make sure to consult or hire a real estate expert for you to be guided on what and what not to do when it comes to property investments.

Though we all like to try our hands at property restoration, sometimes even the professionals get it wrong. And we certainly wouldn’t want this gang of cowboys trying to repair our property after an accident.

Hanging About

How about the construction worker who got his foot caught in the harness on the end of a forklift truck. Instead of trying to help, the driver decided to lift the guy up and treat him to the best tyre swing ever seen.

While such a video makes for fabulous home entertainment, putting Alton Towers in the shade in terms of high speed fun, when you start to see imprints of your repair team’s bodies in your final finish, you may get a hint that you’ve picked the wrong guys for the job.

Man Vs. Machine

Though machines can be incredibly useful in repairing your home after an accident, they really should reduce the time it takes to carry out the work rather than causing more of a delay.

When it takes a total of 16 construction workers to attempt to tame one out of control concrete buffer, you can imagine the results.

After trying to drown it, blind it and tame it with a stick, there is only one thing left for it and that is to face the beast and take control. Makes for hilarious viewing, but wouldn’t be so great if all this was playing out on your own site.

Car Through the Wall

The classic ‘car vs. wall’ is always a great fight to watch, but has anyone ever actually seen the car win? Though we all want to increase our living space, having the back end of a car adorn your basement wall is probably not the way to do it.

When this type of accident occurs it is essential to get professional advice on the best way to repair the damage. With the right support, your house can be back to normal in no time at all and you are left with some fantastic pictures to show off to your friends.

Don’t Play Football on the Restoration Site

It’s always the way. The people who should know better, i.e. the construction workers themselves are the ones that forget the hazards involved in construction. Which begs the question, is it really the best place to play football?

Even if you think you’re the next Maradona, one slip of the hand, or even the foot in this case can lead to some rib tickling fun, which might not be so hilarious for the guy left hanging!

Compilation of Construction Accidents

You do wonder how anyone working in construction could be so absolutely mindless, but as long as the camera is rolling there is always a chance for some fun. It seems that the moral of the story is to make sure you have an equally brainless partner to work with you so that when you do make a fool of yourself the embarrassment can be shared, even if the physical pain all goes one way.
