Every homeowner has contemplated the thought of adding a new room, section, or suite to their home. It’s common for homeowners to rent out a unit if their home is situated in a way that there is a separate living area that doesn’t overlap with their main living space. And, the struggle to find a good resident to rent out your additional space is real. It is vitally important that you take an approach that no one else takes when it comes to marketing the suite. Some have opted to add on an ADU which is known as an Accessory Dwelling Unit (Granny Flat), which can be a compelling living space for renters.

There are typically three different ways that an ADU can manifest itself.

1. Interior ADU

An interior ADU is created within a structure by taking a room and making it into a self-existing space for another to live in. These types of suites are perfect to construct in attic and basement spaces. Some will even have their own entry and exit door. This is an option for people that do not like large construction projects. It is also a good unit to market to people just starting out in life. When marketing this space, it is a good idea to keep the rent lower than an exterior unit would cost. There is not a lot of privacy options with an interior unit.

2. Attached ADU

An attached ADU is different from an interior because it is more than a room converted into a living quarter. It will have its own separate entrance and facilities. This space is typically created as a new space that is connected to main structure. This means you will add a room onto the back of the house that will have a separate entrance and exit. Typically, there is no access to the space from the main structure. Some people have built on top of garages. The rent for these spaces is generally more than an interior option, but not as expensive as an exterior. Marketing to couples or singles would make this a good choice for them to live in.

3. Detached ADU

The detached ADU is a place that stands alone on the same property as the main structure. This style of unit can also be attached to a garage and classified as detached only as long as the garage is not attached to the main structure. This style of ADU is the most sought-after type of living on the market. You will be able to get a higher price in rent for this style. Residents attest that they love the privacy and feel that they can be themselves while living there. You will also find that families with small kids are attracted to these places as it gives them a launching platform to life as they are getting started. They love the space because the noise and mess can stay contained within their own four walls.

Once you figure out what type of ADU you want to add, you will be able to create the ADU then market it to specific types of renters. Some renters like detached while others will be content with an interior model of the live-in suite. It all is based on who it is you want to market to.
